What she forfeits in exorbitant real estate fees, she makes up in volume….. her systems and process allow for her to service the many with the care of ‘special attention’…..we’ve sold a few properties with her and will never go back to paying the “old” way!

The title company Kitt preferred had no hidden fees just like Kitt told me when initiating our listing. We hired Kitt after we hired the first "full service" realtor. Kitt did an awesome job for us and we immediately noticed that the value she brought to us far exceeded that of the first agent. She did everything that she said that she would do when we initially met her and she did more than that as well. We would hire Kitt again in a heartbeat as it was a very positive experience. One of the best parts of working with Kitt was the manner in which showings were handled and our ability to accept, decline or reschedule to a better time for us. Actionable feedback was sent in 24 hours or less and it was extremely valuable feedback unlike some of the verbal feedback we received during the first go round if we got any at all after chasing our "full service agent" repeatedly. There was no time wasted on useless events that the first agent seemed to be pushing at every turn. Kitt's marketing of our property far exceeded any marketing we received the first time and her digital photography far exceeded that of the first agency as well. Bottom line, we had multiple offers in less than than 60 days on the market and Kitt guided us throughout that process as well. Despite how many homes she lists and sells in the course of a year, she made us feel, always, like we we were her only client. Do yourself a favor and don't waste time with the " full service" agent as you don't get any more value or results with that process, trust us, you just don't.

Kitt was great to work with and an excellent value relative to the traditional RE agent model. I didn't feel like we gave up anything in working with her. Like Kitt will tell you 90% of getting your house sold is getting on MLS. She takes great photos using a high end DSLR which is a big step up over her competition that use cheap point and shoot cameras. Since Kitt covers such a large area and has so many deals in motion my only caution would be to run your own comps to make sure you price appropriately. She is very prompt to respond to text messages and she embraces modern technology like posting to Zillow and Trulia. I have sold 3 houses using a the flat rate / discount options and never felt like I was at a disadvantage.

My experience with Kitt was awesome! She always responded quickly and was patient with my myriad of questions :-). Ours was probably one of the longest listings and the one of the longest delays in closings in history but no fault of Kitt's. We had one of the largest houses in our subdivision with new construction going on all around us. When we did get our offer, she assisted with the counter offers, contract and extensions needed due to our buyer's closing delays with Bank of America (again, not her fault..she made sure that our buyer was pre approved). When the delays caused a domino effect, she and our seller's agent went above and beyond by paying for a hotel room for the person two transactions away in order to ensure that all of the transactions would close! It didn't cost us thousands of dollars for her to do what all realtors do. She advertised in Home magazine, put our listing in the MLS along with great pictures, had a U Tube video, recorded message, brochures fir the lock box. ..all for only $750! She always called for our consent before showings and followed up with a questionaire for feedback. Since she also found the house that we bought, she gave us $750 at closing so we actually listed and sold our house for free:-) I don't know why anyone would choose to pay a realtor 6% when Kitt can do the same or better for less!

Just wanted to say how pleased I was with Kitt Pupel and my List for Less Realty experience. I was worried about how long my attached home in Green Hills would languish on the market since the house that touches mine had been on the market with other full service, full price Realtors twice in the past four years and took well over a year to sell each time. Kitt helped me with furniture staging, something that had been quoted separately by another vendor for more than the List for Less Realty commission!, photos, pricing, the MLS description, and appointment scheduling. Kitt also provided an electronic key lock box, which would not have been available had I listed the home on the MLS by myself. It was absolutely a full service Realtor experience. Much to my surprise I had a contract in two days after the house was listed on the MLS. Kitt guided me through the entire negotiation process and referred an excellent (and cheap!) handyman who saved me hundreds on the inspection punch list.
